What does it do?

FirstService Corporation runs two main businesses that keep properties looking good and functioning properly. The first is FirstService Residential, the largest third-party manager of homeowner associations (HOAs) in North America — think the company that organizes rules, maintenance, and finances for gated communities and condo buildings. The second is FirstService Brands, a group of home services franchises like Paul Davis Restoration (which fixes homes after fires and floods) and California Closets (custom storage solutions). Essentially, if you live in a managed community or need someone to repair your home after a disaster, there is a real chance FirstService is involved.

Why it matters

Property management and home restoration services are largely recession-resistant — HOA fees still get paid and disaster repairs still happen regardless of the economy, which makes FirstService attractive to investors who want stability. The company has also quietly become a roll-up giant, meaning it grows by acquiring smaller local service companies and plugging them into its national network. With housing stock in the US and Canada continuing to age, demand for maintenance and restoration services is structurally growing year after year.

How does it make money?

FirstService generates revenue in two ways: recurring fees and project-based work. FirstService Residential earns steady, contractual management fees from HOAs and condo boards — this is reliable, monthly income similar to a subscription. FirstService Brands earns revenue through franchise royalties and direct service jobs, with Paul Davis Restoration alone handling millions of dollars in insurance-funded repair work annually. Total revenue hit $5.5 billion in the latest year, up from $5.2 billion the prior year, showing consistent growth of around 6%.

03

Why do investors care?

The growth story here is about two compounding engines running at the same time. FirstService Residential keeps winning new HOA contracts as more residential developments choose to outsource management, and it cross-sells services like maintenance staff and security to existing clients. FirstService Brands grows by adding new franchise locations and acquiring regional home-service operators who want the backing of a national brand. The thing that has to go right is continued investment in property — if housing construction slows sharply or existing homeowners cut spending, both segments feel it.
